We'll Beat Any Offer Guarantee

LA Mortgage Dude | Official Terms & Conditions

Effective Date: October 15, 2026
Guarantee Amount: $500
Applies To: Eligible business-purpose DSCR loans
Minimum Loan Amount: Greater than $750,000
Eligible Properties: California only

1. Our Promise

At LA Mortgage Dude, we believe borrowers deserve competitive financing and the freedom to choose the loan terms that work best for them.

Bring us a qualifying competing offer, and we'll beat its interest rate, its combined loan-to-value ratio (CLTV), or both—or pay you $500.

We offer access to multiple loan programs, allowing us to customize financing around a borrower's priorities, including interest rates, monthly payments, closing costs, and loan proceeds.

Our guarantee provides eligible borrowers with the opportunity to receive a more competitive interest rate or greater financing leverage, subject to the terms and conditions below.

This guarantee does not require us to improve every aspect of a competing loan or provide identical financing structures.

2. What Does It Mean to Beat an Offer?

A competing offer is considered beaten when LA Mortgage Dude provides a written financing proposal offering at least one of the following:

  1. A lower interest rate: A lower stated note interest rate than the qualifying competing offer.

  2. A higher CLTV: A higher combined loan-to-value ratio than the qualifying competing offer.

  3. Both: A lower interest rate and higher CLTV.

We reserve the right to determine the financing structure, loan program, lender fees, and other terms used to provide an improved offer.

This may include:

  • Adjusting discount points, origination fees, or lender credits.

  • Offering an adjustable-rate mortgage (ARM) instead of a fixed-rate mortgage.

  • Offering interest-only financing instead of a fully amortizing loan.

  • Extending or modifying prepayment penalty terms.

  • Selecting a different amortization period or loan maturity.

  • Using another eligible loan program or institutional funding source.

A lower interest rate may require higher upfront costs, a longer prepayment penalty, an adjustable-rate structure, or other trade-offs.

A higher CLTV may require a higher interest rate, additional fees, or different loan conditions.

We are not required to provide a lower APR, lower total closing costs, lower monthly payment, or lower total borrowing cost to satisfy this guarantee.

The improved interest rate or CLTV must be expressly identified in our written proposal, together with the material financing terms and any applicable trade-offs.

A qualifying written proposal that improves either specified metric satisfies this guarantee, whether or not the borrower accepts or closes the loan.

3. Eligibility Requirements

All of the following conditions must be satisfied.

A. Property Location

The subject property must be located in California.

B. Minimum Loan Amount

The requested loan amount must be greater than $750,000 USD.

C. Eligible Loan Purpose

The loan must be for a legitimate business or investment purpose and secured by eligible non-owner-occupied real estate.

Consumer-purpose, primary-residence, and owner-occupied financing is excluded.

D. Eligible Competing Lenders

The competing offer must be issued directly by an established institutional mortgage lending organization acting as the actual creditor or funding lender.

Eligible institutions include:

  • Banks.

  • Licensed mortgage lending companies.

  • Institutional non-bank mortgage lenders operating comparable lending programs.

The following are excluded:

  • Individual or private money lenders.

  • Hard money lenders and private bridge lenders.

  • Family offices.

  • Hedge funds and private investment funds.

  • Individual investors and informal lending arrangements.

An institution's corporate structure or use of institutional capital does not, by itself, establish eligibility. We may verify the lender's identity, authorization, and institutional mortgage lending operations.

E. No Existing Depository Relationship

The competing offer must not depend on an existing depository relationship between the borrower and the competing lender.

Offers requiring the borrower to maintain deposit balances, transfer assets, establish bank accounts, or purchase unrelated financial products as a condition of receiving the quoted terms are excluded.

F. Competing Offer Date

The competing offer must be dated no more than seven calendar days before the date it is received by LA Mortgage Dude.

For example, an offer dated October 8, 2026, may be submitted through October 15, 2026. An offer dated October 7, 2026, would no longer qualify if submitted on October 15.

The date of submission, not the date of our subsequent review, determines compliance with the seven-day requirement.

Offers dated after their submission date, undated documents, and offers with unverifiable issuance dates do not qualify.

G. Acceptable Competing Offer Documents

Only the following documents are accepted as evidence of a competing offer:

  1. Loan Estimate (LE).

  2. Good Faith Estimate (GFE).

  3. HUD-1 Settlement Statement.

Rate sheets, broker worksheets, lender term sheets, emails, letters of intent, screenshots, verbal quotes, marketing materials, preliminary approvals, and informal fee estimates are excluded.

Documents must be genuine, complete, attributable to an eligible competing lending institution, and contain sufficient information to verify the loan terms.

A HUD-1 must be from an actual transaction involving the borrower and subject property and satisfy the applicable date requirement.

H. Same Income Documentation and Underwriting Method

The competing offer must use the same income documentation and substantially equivalent underwriting methodology as the financing requested from LA Mortgage Dude.

For example:

  • DSCR financing must be compared against DSCR financing.

  • Full-documentation income loans cannot be compared against no-personal-income-documentation DSCR loans.

  • Bank-statement or asset-qualification loans cannot be compared against DSCR loans using rental income qualification alone.

  • Agency multifamily programs requiring different income verification, property financial reporting, or underwriting methods are excluded.

Simply being secured by the same property does not make two loans equivalent for eligibility purposes.

The competing loan must rely on substantially the same income verification approach, borrower qualification requirements, and property documentation requirements.

Different interest-rate structures, amortization terms, prepayment penalties, and fee structures are permitted in our improved offer under Section 2 and do not, by themselves, disqualify an otherwise eligible competing offer.

I. Credit Score Documentation

The borrower must provide the qualifying mortgage credit report used by the competing lender, including the actual mortgage FICO score or scores used to determine the competing loan's pricing.

The report must identify the borrower and be sufficiently current and complete to verify the applicable score and credit qualifications.

Consumer credit monitoring scores, self-reported scores, and estimates from non-mortgage scoring models are not accepted as substitutes.

If the lender-issued offer does not display the qualifying credit score, the borrower must provide the corresponding mortgage credit report as supplemental verification.

Any additional credit report obtained by LA Mortgage Dude may result in a different score, including a lower score that changes available pricing tiers.

We reserve the right to evaluate available loan programs using verified mortgage credit scores and applicable investor requirements.

A difference in credit scores, credit report data, or scoring methodology that materially affects pricing or eligibility may disqualify the original comparison or require reevaluation.

4. How We Beat a Competing Offer

Upon receipt and verification of an eligible competing offer, we will evaluate available financing programs to determine whether we can provide a lower stated interest rate, higher CLTV, or both.

We may satisfy the guarantee by offering any available eligible financing structure that improves at least one of these metrics.

We are not required to:

  • Match or reduce the competing lender's origination or discount points.

  • Match the competing lender's APR.

  • Match the competing lender's monthly payment.

  • Match the competing lender's closing costs.

  • Match the competing lender's prepayment penalty.

  • Match its fixed-rate, adjustable-rate, or interest-only structure.

  • Match its amortization schedule or maturity.

  • Provide every improvement offered by the competing lender.

We may charge additional points or fees to obtain a lower interest rate, or offer higher leverage through financing with different rates, fees, and repayment terms.

The improved proposal must be based on a legitimate, currently available loan program for which the borrower and property appear eligible based on the verified information.

It may not be based on fabricated pricing, unavailable products, or terms that we know cannot reasonably be delivered.

If we provide a qualifying written offer with a lower interest rate or higher CLTV, our obligation under this guarantee is satisfied, even if the borrower prefers the competing lender's overall loan structure.

5. Credit, Property, and Underwriting Changes

Competing offers are evaluated using the information and qualifications disclosed and verified at the time of review.

The following may materially affect eligibility or pricing:

A. Credit and Borrower Qualifications

  • Changes in verified mortgage FICO scores.

  • Different scores resulting from a subsequent credit inquiry or report.

  • Undisclosed mortgage late payments, delinquencies, defaults, or foreclosure actions.

  • Bankruptcies, judgments, collections, liens, or other material credit issues.

  • Changes in reserves, liquidity, down payment funds, or borrowing entity qualifications.

  • Inaccurate, incomplete, or unverifiable borrower information.

B. Property Value and Leverage

  • Appraised value differing from the estimated property value.

  • Undisclosed or incorrect mortgage balances, liens, or payoff amounts.

  • Changes in requested loan amount or cash-out proceeds.

  • Property-specific LTV or CLTV limitations.

C. Debt Service Coverage Ratio

  • Verified rental income differing from the amount originally represented.

  • Lower qualifying market rents.

  • Previously undisclosed property taxes, insurance, or association dues.

  • Changes to principal, interest, taxes, insurance, and association dues (PITIA).

  • Failure to satisfy applicable investor DSCR requirements.

Unless otherwise expressly stated, our standard DSCR pricing assumes a minimum DSCR of 1.0, calculated by dividing gross rental income by PITIA.

D. Property Characteristics

  • Differences in property type, unit count, acreage, zoning, occupancy, or condition.

  • Previously undisclosed structural issues, property damage, or required repairs.

  • Condominium, condotel, manufactured housing, mixed-use, commercial, rural, or other program restrictions.

  • Appraisal, title, insurance, or inspection findings affecting financing eligibility.

E. Market and Program Conditions

  • Daily interest-rate fluctuations before a valid written rate lock.

  • Changes in institutional investor pricing.

  • Expiration or withdrawal of the competing lender's offer.

  • Changes in program availability or eligibility.

  • Borrower-requested changes to loan amount, terms, or closing requirements.

The seven-day submission window is not a rate lock. All pricing remains subject to market conditions until locked in writing.

Any exclusion or adjustment must be reasonably connected to the borrower's qualifications, property eligibility, available pricing, or applicable financing requirements.

6. Required Submission and Verification

To request a guarantee review, borrowers must submit:

  1. A complete Loan Estimate, Good Faith Estimate, or HUD-1 Settlement Statement dated within the preceding seven calendar days.

  2. A qualifying mortgage credit report identifying the score used by the competing lender.

  3. The competing lender's name and contact information.

  4. The subject property address and requested loan amount.

  5. Documentation confirming the income qualification methodology.

  6. Any additional information reasonably necessary to evaluate program eligibility and verify the competing offer.

We reserve the right to contact the competing lender, subject to any required borrower authorization, to verify the offer's authenticity, availability, underwriting method, and material terms.

Incomplete, altered, fabricated, expired, unverifiable, or misleading submissions are ineligible.

Failure to provide reasonably requested verification materials may result in disqualification.

7. The $500 Guarantee Payment

If a borrower presents a qualifying competing offer and we cannot or elect not to provide a lower interest rate or higher CLTV under the conditions of this guarantee, we will pay the borrower $500.

The guarantee is satisfied if we provide a qualifying improved written financing proposal, regardless of whether the borrower accepts the proposed loan.

A borrower with an otherwise valid claim is not required to close a loan with LA Mortgage Dude to receive payment.

Payment is subject to:

  1. Satisfaction of all eligibility requirements.

  2. Verification of the competing lender and its written offer.

  3. Verification of mortgage credit scores and underwriting documentation.

  4. Confirmation that the borrower and property qualify for the requested financing.

  5. Our inability or decision not to provide an improved interest rate or CLTV.

Only one $500 payment is permitted per borrower, including transactions submitted through related entities or other representatives.

Fraudulent or manipulated submissions are excluded.

The $500 payment is the remedy offered under this voluntary guarantee when a qualifying offer is not beaten, without limiting any rights or remedies that cannot legally be waived.

8. Loan Approval and Closing Timelines

An improved competing offer does not constitute final loan approval, a commitment to lend, or a guaranteed rate lock.

All financing remains subject to underwriting, verification, appraisal, title, property eligibility, and investor program requirements.

Any advertised processing or closing timeline begins only after delivery of all reasonably requested borrower and property documents required to commence processing.

Delays arising from missing documentation, appraisal scheduling, third-party requirements, or other circumstances beyond our reasonable control may affect closing timelines.

Any separate written closing guarantee is governed by its own terms and conditions.

9. Relationship to the No Bait-and-Switch Guarantee

Our We'll Beat Any Offer Guarantee and No Bait-and-Switch Guarantee serve different purposes.

We'll Beat Any Offer Guarantee: Allows us to propose alternative financing terms that improve an eligible competitor's interest rate or CLTV.

No Bait-and-Switch Guarantee: Protects borrowers against unjustified adverse changes to covered terms in our own personalized loan quotes.

Changes expressly disclosed and accepted by the borrower when selecting an alternative financing structure do not automatically constitute bait-and-switch pricing.

Once a borrower selects a specific loan proposal, subsequent changes remain subject to the applicable No Bait-and-Switch Guarantee terms.

Each guarantee operates independently under its respective published conditions.

10. Modifications and Applicable Law

LA Mortgage Dude reserves the right to modify, suspend, or discontinue this guarantee prospectively.

Changes will not retroactively invalidate an otherwise qualifying request submitted while the applicable terms were in effect.

This guarantee is subject to applicable federal and California law.

If any provision is determined to be unenforceable, the remaining provisions will continue in effect to the extent legally permissible.

Nothing in these terms waives statutory protections or remedies that cannot legally be waived.

Subject: We'll Beat Any Offer Guarantee

Borrowers should submit the required documents and identify the subject property and requested financing amount.

WE'LL BEAT ANY OFFER OR PAY YOU $500

Bring us a qualifying competing offer from an institutional mortgage lender, and we'll beat its interest rate, CLTV, or both—or pay you $500.

Valid for California business-purpose DSCR loans exceeding $750,000. Competing offers must be submitted within seven calendar days of issuance on a Loan Estimate, Good Faith Estimate, or HUD-1 and use the same qualifying income documentation and underwriting methodology.

A qualifying mortgage credit report is required. Private money, hard money, family office, and hedge fund offers are excluded.

Improved terms may involve different loan structures, additional points or fees, interest-only payments, adjustable rates, or different prepayment penalties. A lower interest rate or higher CLTV does not necessarily mean lower total borrowing costs.

All financing is subject to underwriting, credit verification, program eligibility, and market conditions. Additional terms, conditions, and exclusions apply.
